3 Great Tricks to Help You Match Your Listing's Aesthetics with its Price Point

It stands to reason that, even in the short-term rental industry, buyers expect to get what they pay for. So if you are hoping to charge the fee for a luxe listing, your customer will be counting on the property fitting that fancy price point. Stay with me as I share 3 ways to elevate the interior of any listing to wow your guests with comfort and luxurious style.

Tip #1: Dress Every Window in Designer Treatments

Guests are looking for both great views and privacy. So bare windows won’t cut it in a luxury listing. And no one wants to write a big check for a vacation spot with cheap cafe curtains from KMart.

It’s also not necessary to go overboard with heavy, elaborate draperies. A professional designer can help you find the right tone for the style of your property that will address the needs of your guests in every room from filtering bright afternoon sun, to darkening a bedroom, to framing a glorious view, to screening for privacy. In most cases, this can be done with clean lines and simple treatments. Just make sure the materials you use are of superior quality.

Another reason dressing the windows is such a good design idea is that if you simply fill a room with furniture, you’ve only addressed the lowest visual plane of the space. This can make the room feel bottom-heavy. By creating a column from floor to ceiling with window treatments that carry on the room’s color palette, you can visually lift the design so that it is balanced and feels complete.

Tip #2: Style Each Forgotten Space Thoughtfully

Forgotten spaces are those utilitarian areas that every home needs but most people don’t want to hang out in such as laundry rooms or powder rooms. Styling them simply but well further extends the warmth of your welcome to your guests and invites them in. It gives forgotten areas importance and amplifies the graciousness of the property.

Keep accessories on counters hefty but minimal. They should be no smaller than a grapefruit and grouped in odd numbers such as 3 or 5. This will avoid a cluttered, unsophisticated look.

Tip #3: Pick Pieces with Perceived Visual Weight

If you were going to relax with a book would you rather sit in a wooden colonial dining chair or a soft and ample lounger? Furnishings that are generous in scale can really ground a space and make the design feel concrete and comfortable (aka: luxurious).

Keep each piece in proper proportion with one another to bring cohesiveness and balance to your design. Seating pieces should have similar seat, arm, and back heights. Coffee tables should be approximately the same height as the sofa and chair seat cushions and two-thirds the width of the largest seating piece. Side tables should be within 1-2 inches of the arms they are next to.

Selecting furnishings that give the perception of visual weight can also mean you may not need as many pieces to create a space that feels warm and luxurious.
